The building
Esplugues 225, in the Cornella district of Barcelona, was acquired in 2021. The building is prominently located within the Cornella District of Barcelona with excellent transport links to both the city centre, national road/rail networks, and the airport. Occupiers within the building include representatives from the real estate, industrial and health sectors together with international consultancy businesses. The surrounding area is currently subject to significant investment, with new health facilities, together with commercial and residential development.
In 2023, the building was upgraded to reduce resource consumption; including an upgrade of the Building Management System (BMS), installation of LED lighting throughout, initiatives to reduce water consumption and the addition of EV car charging points and cycle storage. This led to the asset being certified “BREEAM Excellent”, the second highest BREEAM in-use certification. Following completion of the works a significant reduction in consumed energy is already being seen, with a c. 30% reduction in kWh consumed versus the equivalent period in 2022.
